Questions We Get From Water Mill Homeowners

Why doesn't my dry well work in Water Mill?

Almost certainly because it is below the seasonal water table. A dry well only works if there is unsaturated soil beneath it to accept water, and across much of Water Mill there is not. We test the water table first, then design shallow and wide instead of deep and narrow.

There are wetland setbacks that restrict clearing, grading, and where stormwater may discharge. In practice it means your drainage has to hold and infiltrate on-site. That is entirely achievable — it just rules out the cheapest approach of pointing a pipe downhill.

Usually yes. The design changes rather than the answer — permeable surfaces, on-site infiltration, and careful grading so runoff is not increased. We have built plenty of hardscape inside setback areas by designing for the rules instead of against them.

Dig a test hole and watch it. If water appears within a few feet and stays, you have your answer. We do this as standard before designing any drainage in Water Mill, because guessing wrong here wastes the entire investment.

It can be. Runoff from adjacent open or farmed land ends up somewhere, and if your property is downslope it may be ending up on you. Fixing that is a grading and interception problem, and it is usually straightforward once identified.
