No — it is milder. Great South Bay is brackish and sheltered compared with the Atlantic, so you get persistent wind and some airborne salt rather than direct spray. The plant list is wider than Montauk’s by a long way, but bay-front boundaries still need salt-tolerant material.
What about properties outside the village?
Different job entirely. No historic review, larger or more varied lots, and the constraints shift toward drainage and grading. We are happy to do both — we just price and schedule them differently.
Why is there so much shade here?
