Eastport straddles the Brookhaven and Southampton town line, which occasionally matters for permitting and is worth confirming early. What matters more is the ground. This was Long Island’s nursery and greenhouse belt for generations, and that is not an accident — the soil here is genuinely good agricultural loam, deeper and richer than the sand further east and better structured than the tract-lot ground to the west.

For a landscaper this is close to ideal. Water retention is good, the plant list is wide, and establishment is fast. Properties tend to be larger with agricultural history, and there is often more usable land than the owners are making use of.

You can grow almost anything here. Very few properties take advantage of it.

Eastport sits across the Brookhaven and Southampton line, and which side you are on changes both the code and the permit process. It is the first thing we check, because it can change the timeline more than the price.

Yes, and noticeably. This was the nursery and greenhouse belt for a reason — deeper loam with real structure and good water retention. Compared with Montauk sand or a compacted Shirley tract lot it is a completely different growing medium, and the plant list opens up accordingly.

Assess it individually. Some of it is genuinely valuable mature material worth keeping and pruning back into shape; some is overgrown and crowding the house. We walk it with you and separate the two before anything comes out.

Common on former agricultural parcels. The original systems were often clay tile or simple swales and they silt up or collapse over decades. Usually the fix is locating the original routes and re-establishing them rather than starting from scratch.

Eastport sits in the middle of our range, so it prices as a normal job either way. We do not add a travel premium until Montauk and Shelter Island, where there is a real cost.
