Lots are meaningfully larger than inside Patchogue Village, access is straightforward, and you are far enough north of the bay that the flood and elevation constraints that dominate Mastic Beach are not driving the design. Most of the housing dates from the 1950s through the 1970s, which means solid foundations and landscaping that is now fifty years past its plan.

The main constraint is the Swan River corridor and the wetland pockets that come with it. Properties near the water have setbacks and drainage rules that properties three streets north simply do not.

The best value work on the South Shore is usually here — there is room to do it properly.
