Mastic Beach sits lower than anywhere else we work. Sandy hit it hard, and the rebuilding since — elevated homes, raised utilities, new grading — has permanently changed what the neighbourhood looks like and what landscaping has to do. On a lifted house the ground plane is a genuine design problem: you now have exposed foundation, new steps, and a grade that has to be resolved rather than ignored.
The Village dissolved in 2017, so this is Town of Brookhaven code now, which simplifies permitting. What it does not simplify is water. Flood zone designation, a water table at or near the surface, and the possibility of salt intrusion in a surge event all have to be designed for rather than hoped past.

Questions We Get From Mastic Beach Homeowners
Our house was lifted. What do we do with the yard?
This is the most common Mastic Beach project we take. A lift leaves exposed foundation, new stair runs, and a grade that no longer makes sense. The work is terracing or planting to resolve the height difference, rebuilding access properly, and regrading so water leaves the new foundation rather than collecting at it.
Does the flood zone limit what I can do?
It affects permanent built structures, elevations and fill more than planting. Walls, raised patios and outbuildings are where it matters most. We confirm the designation before designing rather than at permit stage.
What happens to plants after salt water floods the yard?
Salt stays in the soil and keeps killing after the water is gone. Flush heavily with fresh water as soon as you can, then amend with gypsum and organic matter to displace sodium. Replanting too soon into salted soil just repeats the loss.
Can drainage work with the water table this high?
It has to be designed differently. Deep systems are useless when there is nowhere for water to go. Surface capacity, real fall, and shallow infiltration above the water table are what function here.
Is it worth investing in landscaping in a flood zone?
For the right work, yes. Grading, drainage and hardy planting hold their value and reduce damage. What does not make sense is anything delicate at ground level in the lowest part of the property. We will tell you which is which.
