LANDSCAPING IN PATCHOGUE, NY
Patchogue Is a Village Job
Patchogue Village is dense in a way almost nothing on the East End is. Lots are narrow, driveways are shared, houses sit close to the line, and a good share of the housing stock predates the war. That combination decides most of what is possible before design even starts.
Access is the first question we ask. There are Patchogue streets where a standard machine cannot turn, let alone work, so we run compact equipment and on the tightest jobs we work by hand. The second question is the street trees — the village has a mature canopy planted decades ago, and those root systems are under the walks, the drives and the water line.
On a village lot, access decides the design. Everything else follows.
WHAT WE DO HERE
Every Service We Offer, Available in Patchogue
One company for the whole property. That matters more than it sounds — when the same crew sets the grade, builds the hardscape and plants into it, there is nobody to blame later and nothing falling between trades.
Landscape Design and Installation
Full design and installation — beds, specimen planting, sod, screening and the structure that holds a property together year-round.
Masonry and Hardscaping
Paver and bluestone patios, walkways, driveways, retaining walls, outdoor kitchens and fire pits, built on a base that holds.
Yard Drainage Solutions
French drains, dry wells, catch basins and regrading — designed around what is actually under your ground, not a standard detail.
Seasonal Property Maintenance
Spring and fall cleanups, ongoing grounds care, gutter clearing and power washing on a schedule that keeps ahead of problems.
Grading and Excavation
Site grading, excavation and drainage correction. The work nobody sees and every other job depends on.
Property Management
Full oversight for seasonal and second homes — openings, closings, contractor coordination and eyes on the property between visits.
LOCAL CONDITIONS
What Patchogue Properties Actually Deal With
Common on Patchogue properties:
- Walks and driveways heaving over mature street-tree roots
- Water running off a neighbouring lot with nowhere to go
- Almost no room between the house and the property line
- Older drainage tied into nothing in particular
Call us sooner rather than later if:
- Standing water against an older foundation
- A retaining wall leaning on a sloped village lot
- Drainage discharging directly onto a neighbour
- A site no full-size machine can physically reach
None of this is unusual for Patchogue — it is simply what this part of the East End asks of a property. The difference is whether it gets designed for at the start or repaired afterwards.
Questions We Get From Patchogue Homeowners
My street is too tight for equipment. Can you still work here?
Usually yes. Compact machines handle most Patchogue village lots, and where even that will not fit we work by hand and barrow. It costs more in labour and takes longer, and we tell you that when we quote rather than discovering it on day one.
What is causing my walkway to lift?
Almost always street-tree roots under a walk that was laid on sand with no real base. Cutting the roots to level it trades a trip hazard for a dying tree. Rebuilding on a proper compacted base and routing around the major roots fixes it without killing the canopy.
Do I need Village approval for hardscape in Patchogue?
For anything that changes coverage, grade, or the street-facing appearance it is worth checking before you start. Village code is lighter than the East End review boards but it is not nothing, and permits are far cheaper than corrections.
Can drainage work on a lot this small?
Yes, and it usually has to be a different design. There is rarely room for a conventional dry well field, so we work with shallow infiltration, regrading, and interception at the property line. The goal is keeping your water on your property without pushing it onto the neighbour.
Is the older housing stock a factor?
It is. Pre-war foundations were built to different standards, and grade that slopes toward the house is a much bigger problem on a 1920s block wall than on modern poured concrete. We look at how water moves around the foundation first, before anything decorative.
