What actually survives Montauk salt and wind?

The list is shorter than people want it to be, but it is long enough to build a genuinely good landscape from — and those plants look right here in a way imported material never does.
Why does topsoil disappear so quickly on my property?
Thin soil over glacial till plus wind exposure. There is not much depth to begin with, and wind and rain move what is there. We build depth deliberately with amended soil and hold it in place with planting and, where the grade demands it, low retaining structures.
Is deer pressure worse in Montauk than the rest of the East End?
Noticeably. The population density and limited food mean deer will eat species that are genuinely deer-resistant elsewhere. We plan for browsing rather than hoping to avoid it — resistant species first, then physical protection through establishment, then repellent programmes if needed.
Can you do work near a bluff?
Near, yes, with care. Anything close to a bluff edge is a stabilisation question before it is a landscaping question, and there are real regulatory limits on what can happen there. We will tell you honestly if what you are asking for is not a good idea.
Does hardscape need to be built differently in Montauk?
Yes — deeper, better-compacted base and drainage that accounts for wind-driven rain. Where fill sits over till, water perches on the till layer and undermines the base. Building for that from the start avoids the settling that plagues a lot of Montauk patios.
